A friend of mine told me about a partnership where his partner suddenly died. There were three
heirs, one lived in England, one on the other coast of the US. and the third in a nursing home.
Luckily, he had a strong partnership agreement which allowed him to take over and save his
project.

I had another -friend who arranges loans on rehabs. The house was all fixed up, and then one
weekend 50% of it burns. That's an interesting call to a partner! The house is 100% complete
and on the market, and then there's a fire. The investor is going to have his money out for an
extended length of time while the rehab takes place. What's the comfort level of that investor at this point? You need to know who
you're dealing with and what their time frames are, because things
can happen.
What If There Is A Downturn In The Real Estate

BOB: Will, I've got some news on the property over on Lockhaven. You know we were
about finished with rehab, and I got a call from a neighbor yesterday and there
was a break-in. I went down and checked it out. They took out our carpet,
they took out our range, the copper plumbing. They spray painted some of the
walls.
Just in round numbers I would say we're going to need about $3,000 to bring it
back to what it was. I checked on our insurance. They're doubtful that this
loss is covered for some reason. I don't know why. So, can you put $3,000
more in the account so I can get this work done?
