"As a beginning investor, I didn't have money to purchase these properties that I "thought were good deals. In those days my thoughts were about subdividing land. We could buy 40 acres, bulldoze a road and start selling. That was good business until I found an investor that furnished too much money and I got too many projects going. My selection of the projects to subdivide got to be less stringent when there was plenty of money and our profit margin fell.

The investor and myself formed a general partnership.. it said that we would repay all of his money before there were any distributions of profit for either partner. That took 10 years before I
collected a penny for my efforts. For most people that would be too long. I was willing to wait because I was tired of being broke and that would be a forced saving program. It worked!! That investor did exactly as he had said he would and we never had to refer to the partnership papers after they were signed. When the profits were divided, he got 60% and I got 40%. I worked 10 years without a payday and then a got 40% of the profit that was made. I always thought I should have gotten half, but that part that I got
was extremely good and it was a very pleasant partnership. I would certainly do it again on the same percentages if we were at the beginning again.

One reason that I would do it again with that partner was the fact that he furnished unlimited amounts of money. I never called that he didn't send the check. The education that he taught me was
another important part of that relationship. How could I ever put a price on that?"

"The person that you select as a partner is very important. I have known people who didn't select such a good partner. There was a call once about a partnership. These two people had formed a
partnership to buy a mobile home park that needed to be completed. They were in financial trouble and about to lose the park to foreclosure. They had developed 200 spaces and had 20 occupied. I asked the caller which partner had any money. I then asked which partner had the expertise to develop a mobile home park. The answer was that neither partner had any experience. That happens too many times. Two real estate agents that are new form a partnership in order to have someone to talk to between phone calls at the office. That is not the proper way to select a partner."
