Finding Private Money Joint Venture Partners

Here are some techniques to finding partners not mentioned in Marge's course.

County Record Search

Search through county records to find in whose name private party mortgages are, and then contact those people. They may have more money to lend.

You may be able to do this through the county, or systems such as Realquest have this information available for a price.

Web Advertisements

Use the web. Do a search on Google or Yahoo for "real estate funding" or "venture financing". On the search results pages, there are often little ads at the top or along the right hand side put there by investors looking for opportunities. Just click on those ads and contact the investors. They want to hear from you!

I am an experienced property developer of large custom homes in Beverly Hills, California and writing to you looking for funding for the purchase and construction of an 11,000 square foot custom home close to the prestigious Beverly Hills Hotel.

The property is now bank owned and listed at $1,624,900. I am the former owner. I designed the 11,000 square foot home with a construction bid of approximately $3 million and a project timeline of 24 months.

I pulled all comparable properties (homes larger than 8,000 square feet) sold over the last two years since November 2008, and the last two years have been the worst years for all property values including Beverly Hills real estate. Per the attached spreadsheet, the average price per square foot was approximately $840 in 2009 and approximately $1,000 per square foot so far in 2010. Based on today s values, this project would reflect a completed value between $9 million to $11 million. With purchase and construction costs of approximately $4.625 million, the gross profit of this project would likely be between $4.6 million to $6.6 million.

Would you have resources who might have an interest in funding the majority of the $4.6 million needed for this project? How much of this amount would I need to fund?

Comment: A freind recieved two pieces of property in her divorce. She bought the 2nd property in Alaska with equity money from her first property/home.
